The short answer
Logan is a city of family houses and tenancies: 85% separate houses and 34.6% of homes rented at the 2021 Census. Most mould inspections here are about a rental — a tenant reporting black spots on ceilings, a manager trying to work out whether it is a leak or condensation — or about a home near the Logan and Albert rivers that has been under water before.

Leak or condensation? The question in most Logan rentals
The RTA’s damp and mould standard puts mould from a structural fault on the owner and mould caused by the tenant on the tenant. In a low-set brick home in Woodridge or Browns Plains, the two can look the same: dark spotting across a bedroom ceiling. The difference shows up in the readings. A roof leak leaves a wet patch that is wettest at one point and has a stain or tide mark; condensation shows as damp, cold surfaces across the coolest walls and corners, with dry framing behind.
A neutral report that both the tenant and the owner can read is often the fastest way to end the argument and get the right repair done.
Homes near the Logan and Albert rivers
Both rivers and their creeks have flooded homes in recent decades. Low-lying parts of Beenleigh, Eagleby, Loganholme and Waterford have repaired houses where the lower wall frames, the slab and the cavity insulation took water. If you are buying near the river, ask about flood history and check the council’s flood mapping, then have the lower walls and floor checked with a moisture meter even where everything looks freshly finished.
Acreage in the south
Jimboomba, Logan Village and Park Ridge add acreage homes with sheds, granny flats and rainwater tanks. A granny flat built cheaply on a slab without a moisture barrier, or a converted shed used as a bedroom, can be the dampest building on the block. Include every living space in the scope.

Local questions
Who pays for a mould inspection in a Logan rental?
Whoever commissions it. Owners and managers often book one to establish the cause; tenants sometimes book one to support a repair request. The RTA’s guidance on cause then decides who carries the repair.
How can I tell if a Logan house has been flood-affected?
Ask the seller and agent, check the council’s flood mapping, and have a moisture inspection of the lower walls and floor. Moisture readings and tide marks in wall cavities can reveal past water entry.
